The Liberty Bell POA is a tax exempt LLC. All POA fees received from homeowners and residents pay for goods and services provided to and for the benefit of the Liberty Bell Estates subdivision.
For 2018 the POA dues are $500 per resident. The amount of the dues is generally determined by the budget and historical expenses over the past several years. The amount is also determined by the other area subdivision POA dues.
In 2018 there will be approximately 230 homeowners and residents paying POA dues. There are 243 lots in the subdivision.
The POA Board takes bids on the following:
Mowing of Common Areas; Irrigation Maintenance; Chemical spraying of common areas; Pool maintenance.
The lowest bidder with the best quality of service is selected. We require workman's comp insurance and full liability coverage of our bidders in order to insure that we receive the best quality of service and risk coverage. If extra-ordinary capital items arise needing repair or attention we also try to get multiple pricing those items out as well.
Some items as electrical work, plumbing, pool chemicals, pool furniture and equipment and other miscellaneous items are not bid out but reasonable attempts are made to keep pricing as reasonable as possible.
